Stains that grow after each rain
A ceiling spot that spreads, or drips in the attic after a storm, means water has a path in. We trace it at flashing, valleys, and penetrations before anyone talks about price. If water is coming in right now, call (425) 758-9982.
2
Patches that keep failing
Plenty of older ramblers and split-levels here carry an overlay from a previous reroof. Before we suggest another repair, we check the deck for soft spots and the shingles for brittleness. A repair that will fail again next winter is not a good use of your money, and we will say so.
3
A price you can read line by line
For roof repair in Renton that still makes sense, each item on the estimate carries its own price. Qualifying work carries a 5-year labor warranty and up to a 30-year material warranty, explained before you approve anything.

What we check first on a leaking roof
Most leaks show up somewhere other than where they start. We begin in the attic when we can get in, looking for wet sheathing, rusted nail tips, and stain trails, then go up and follow that path to the source: chimney and sidewall flashing, pipe boots, valleys, and nail pops under lifted tabs.
If water is coming in right now, that is a tarp-and-stabilize call, not a sales visit. The permanent repair gets scoped once the roof is dry and we can see what actually failed. We can photograph damage for your adjuster, but we do not promise how a claim will turn out.

What the visit looks like
On-site walkthrough and photos
We walk the roof when safe, note findings, and explain localized fixes vs. full tear-off options with photos.
Scheduled crew work
Licensed crews perform the defined scope—materials installed to manufacturer specs on qualifying products.
Walkthrough and paperwork
We review completed work with you and document warranty terms on qualifying labor and materials.
Valley moisture, hillside wind, and moss
Homes down near the Cedar River hold dampness longer, and north-facing pitches under mature trees grow moss that lifts shingle edges and traps water. Up on the hillsides, wind coming off Lake Washington works at ridge caps and loose tabs. Attic condensation can look exactly like a roof leak, so we check intake and exhaust venting before blaming the shingles. Fixing airflow is sometimes the whole repair.
