Section repair vs. full replacement

One failed curb, a short open seam, or a wind-lifted panel is a metal roof repair while the field and underlayment still have life. If clips are backing out on more than one slope, the underlayment is wet, or the same leak keeps returning, the photos decide it: a section fix, or a full tear-off.

Sealant smeared over an open seam is not the same job as resetting a clip and rebuilding the flashing. The estimate names which one you are buying before a panel comes off.
