When to schedule a roof check
Puget Sound rain, moss, and wind stress pitched residential roofs long before homeowners notice interior damage. These are the situations we handle most often across Greater Seattle.
1
Active leaks or ceiling stains
Wet insulation, dripping in the attic, or new stains after rain. We trace the source at flashing, valleys, and penetrations—not patches over symptoms. For water entering now, call (425) 758-9982 for same-day tarping and stabilization.
2
Missing shingles, moss, or aging wear
Wind-lifted tabs, granule loss, moss on north slopes, or repeated small repairs that no longer pencil out. We assess whether a localized fix still makes sense or whether a full tear-off is the better value.
3
Written scope before work
We explain what we found, what we recommend, and line-item pricing on your estimate. Storm damage, purchase inspections, and insurance documentation are available when applicable.

Repair vs. full replacement
We repair when the shingle field, underlayment, and decking still have service life and damage is localized—leaks at flashing, a wind-damaged section, or moss-related wear on one slope. When granule loss is widespread, decking is soft, or repair costs approach a large share of a new system, we explain roof replacement with photos. Residential roof repair is the right call when flashing, a valley, or a limited shingle field failed and the rest of the system still has life.
On qualifying residential work we offer a 5-year labor warranty and a 30-year material warranty on eligible products. Terms are described on your written estimate before you approve.
