Square footage is only the start. These items move the number most, and each one has its own line on our estimate:

Layers to remove: a second or third old layer means more labor and more disposal weight

Pitch and access: steep slopes and tight driveways take more time and safety setup

Deck repair: priced per sheet and used only where we find damage

Flashing details: chimneys, skylights, and wall intersections each need new metal

Ventilation changes: added intake or ridge exhaust when the attic needs it

Disposal: dumpster or trailer, hauling, and fees

Comparing estimates without guessing

When you put two quotes side by side, check whether both include full tear-off or a layover, new flashing or reused, synthetic underlayment and ice-and-water membrane, ventilation work, deck repair pricing, and disposal. A lower number often leaves one of those out. Why are two reroof estimates so far apart?

Usually one leaves something out: tear-off of every layer, new flashing, ventilation, or deck repair. Compare line by line and ask what each quote assumes.

Is a full tear-off always needed?

We recommend it, because it is the only way to see and fix the deck. Layering over old shingles hides soft spots and can shorten the life of the new roof.

Can you work with a narrow driveway or no driveway?

Yes. We plan where the dumpster or trailer goes before the job starts, and sometimes use a smaller trailer that is emptied more often.

Can I choose the shingle color and style?

Yes. We show you samples and walk through the options, and the shingle line and color you pick are written on the estimate.

How do you protect plants and siding?

We tarp beds and shrubs next to the house, keep debris chutes away from siding, and run a magnet sweep at the end of each day.

What does deck repair cost?

Damaged sheathing is priced per sheet on the estimate. We only replace what we find damaged and photograph every sheet.

How can I check that you are licensed?
