Three kinds of projects we roof from scratch
Each one has its own timing problem. Wet months, tracked by the National Weather Service Seattle office, are why we plan dry-in dates around the forecast and not just the calendar.
1
A new house
We coordinate with your builder so the deck gets underlayment within days of being sheathed. Plywood or OSB that sits out in the rain swells at the edges, and those ridges telegraph through the shingles for the life of the roof.
2
An addition that meets the old roof
The new section has to tie into an existing one without a low spot or a backwards lap. We open the old roof back far enough to weave the courses and step flashing together, and we tell you up front if the old shingles will not match closely.
3
An ADU, garage, or shop
Smaller buildings often get a lower pitch and fewer vents than they need. We check the slope against the manufacturer’s minimum and plan intake and exhaust so the attic space does not trap moisture through the winter.

What goes on before the shingles
Most of what keeps a new roof dry is installed first and never seen again:
Drip edge and starter: metal at the eaves and rakes, then the maker’s starter strip so the first course seals down
Self-sealing membrane: at eaves, valleys, and around every pipe, skylight, and chimney
Synthetic underlayment: across the field so the deck stays dry if a shingle ever lifts
Ventilation layout: soffit intake balanced with ridge or box vents, sized to the attic area
Wall and step flashing: set before siding goes on, coordinated with your siding crew
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Working alongside your builder
We send a short list to the general contractor early: when the deck needs to be done, where the vent openings go, and which flashing has to be in before siding. That keeps the roof from holding up the job or getting patched around later. If the house already has a roof that is failing, that is a tear-off, and we quote it as shingle roof replacement instead.
Shingles are not the only option on a new build. If you want a heavier-looking roof without the weight, see our Brava Spanish S-tile roof options and we will price both. Construction Elite LLC is licensed and insured in Washington; you can verify our license with L&I.

From plans to final walk-through
Plan review
We go over the roof plan, pitch, and penetrations with you or your builder and agree on a dry-in date.
Dry-in
Drip edge, membrane, and underlayment go on as soon as the deck is ready, so framing can keep moving under cover.
Shingles and closeout
Courses, flashing, vents, and ridge go on, the site gets a magnet sweep, and you get photos of everything that is now covered.
Who stands behind a new roof
The shingle maker covers the product, up to 30 years on eligible lines. On qualifying work our crew backs the labor for 5 years. Both are written on your estimate before you approve.
