Start with what’s actually wrong. If it’s a handful of fasteners, a curb or one storm-damaged section, we fix it and the roof keeps going. Can you replace just one damaged panel?

On many roofs, yes. Standing seam panels can often be swapped individually, though it can mean unlocking the neighbors. We tell you how much of the roof has to be opened up before you approve.

How often should a panel roof be checked?

Once a year is a good habit, plus after any big windstorm. A quick look catches loose fasteners and tired sealant long before they reach the ceiling.

How long does a typical panel repair take?

Most seam, boot and flashing repairs are done in one visit once the roof is dry enough to work on safely. Section replacements can take a few days, and the estimate gives you the timeline up front.

Why does my roof leak only in heavy rain?

Wind-driven rain pushes water sideways under laps, trim and flashing that stay dry in a light shower. That usually points to a seam, a ridge closure or a curb, and we test those spots first.

Are exposed fasteners a problem?

They can be. The rubber washers under screw heads dry out and crack over the years, and each one becomes a small opening. We check them across the roof and replace the ones that have failed.
