Signs your flat roof needs a look
Most low-slope leaks don’t start where the stain shows up. Water slips under a lap or around a curb, travels along the insulation, and only then finds its way into the ceiling. Sections on the north side or under tall firs stay damp the longest and fill their drains with needles, so that’s where we look first. When the National Weather Service Seattle office calls for a long, wind-driven rain, that’s usually when a weak seam gives itself away.
1
Water coming through now
Wet ceiling tiles or a drip under a flat section after heavy rain mean the membrane is open somewhere. We trace it back through the seams, penetrations and drains instead of patching wherever it happens to drip. If water is coming in right now, call (425) 758-9982 or see 24/7 emergency roof repair.
2
Lifted laps, punctures, standing water
Seams peeling at the edge, punctures around rooftop units and puddles that never dry all wear a membrane out faster. We’ll tell you straight whether a heat-welded patch will hold or whether that section needs new membrane, and the estimate spells out seam work, materials and timeline before you sign.
3
Paperwork you can forward
If you manage a building or sit on an HOA board, you get photos and line items you can pass straight to tenants or the board without rewriting anything.

What we fix on TPO membranes
From a single puncture to a full section of new membrane, these are the flat-roof jobs we quote most often.
Seam separation repair
We re-weld laps that have opened along field seams and edges.
Puncture and patch work
We patch holes from HVAC service, foot traffic and blown debris.
Penetration and curb flashing
We reflash pipe boots, rooftop units and skylight curbs.
Drain and scupper corrections
We clear drains and correct slope so water stops sitting on the roof.
Wind and debris impact
We secure lifted membrane after a windstorm and follow up with storm damage roof repair if needed.
Leak tracing on flat decks
When the water path isn’t obvious, we flood-test and probe seams; stubborn wet spots get full roof leak repair.
Partial membrane replacement
We replace just the worn section when the insulation below is still dry.
Property manager documentation
We document every job with photos and a written scope for your records.
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Patch it or replace the membrane?
If the damage is a few seams, a puncture or one tired section, we heat-weld or patch it and leave the rest of the field alone. Shrinkage pulling at the edges, seams failing all over, or wet insulation underfoot is a different story. At that point new membrane is usually the better money, and we’ll show you the photos behind that call. Nobody gets pushed to sign the same day, and you can check our Washington license any time through the WA Department of Labor & Industries license lookup.
A lot of TPO roofing in Bothell is a carport or porch tie-in on a house with a pitched main roof. If that main roof is near the end of its life, it can make sense to do both at once. Start with planning a shingle roof replacement, or if you want a different look, compare Brava Spanish S-tile and Brava synthetic shake before the flat section is scheduled. For water coming in today, see emergency roof repair.
