Brava Shake Tile in Redmond
A dark streak along the eave after a Marymoor wind night is usually a course that shifted, not a mark you can rinse off. With Brava shake tile, we measure the open gap between pieces, photograph the deck edge, and say whether a handful of units or the whole slope has to come off.

Moss, wind, and pinched courses on Sammamish Valley roofs
Bear Creek and Grass Lawn hold shade on the north pitches, so debris sits in the gaps and the field stays damp. Open slopes toward Marymoor take more wind, and a loose hip piece shows up there first. The National Weather Service Seattle office posts the wind and rain that usually precede those calls. Curved barrel pieces are a different product, so this block stays on the flat shake shape.

Gaps that pinch when the field heats up
A course that was butted tight has nowhere to move when the field heats up. You see a buckle, a lifted nose, or a crack at the butt. We mark those pieces, photograph the run, and replace the damaged units. Barrel pieces do not go into a flat shake layout.
2
Stains that start at the metal, not the piece
A stain that begins under the eave, or along the metal in a valley, means water is moving under the field. The piece you can see may be intact. We photograph the wet path before we price the membrane and the metal, not the top piece alone.
3
When the deck has to be seen
This profile does not go down over old shingles. If the photos show a soft deck, or a membrane that has failed past the stained area, that slope comes off so the deck can be seen. A few cracked pieces on a sound deck stay a spot repair. Call (425) 758-9982 or ask for a free inspection when you want that sorted before you pick a date.

What we check before a blend is ordered
These are the scopes we price, from one swapped piece to a full field that has to be lifted off the deck.
Single-piece swaps
Lift a cracked or wind-broken unit and set a matching piece.
Hip caps that slipped
Reset caps and closure pieces along the hips and the ridge.
Eave membrane path
Ice-and-water at the eave and metal valleys under the field.
Full field removal
The old layer comes off so the deck can be seen, then the field goes back to the fastening sheet.
Blend and sun fade
We source the current blend when it is still made, and we say when sun fade will not match.
Shake versus barrel
We confirm the flat shape on the roof before an order is placed.
Wind photos for the adjuster
Dated photos of broken pieces and exposed fasteners when a claim needs them.
Curbs and vent boxes
Flashing at skylight curbs and pipe boxes, tied into the membrane.
If water is not coming in today, contact us and we will set a time to photograph the field.
A few pieces versus the whole slope
The first visit on a Brava shake tile roof is a photo pass of the courses, the hips, and the metal at the valleys. We confirm the flat shake shape before any unit is ordered, and the estimate lists what we saw before work starts. The state license lookup sits in the question list below.
A spot repair stays on the table when the deck under the bad pieces is solid and the rest of the field still has life. If the membrane has failed across a slope, or the blend cannot be matched, we show the photos and explain a full tear-off. Nobody is asked to sign the same day.

Fasteners, cold mornings, and foot traffic
Tape, photos, and a go or no-go
We measure the open gap with a tape, photograph the hips, and check whether the eave membrane is still doing the work. The go or no-go is on those photos, not a guess from the driveway.
Line items you approve first
The estimate names the blend, how much comes off, where the eave membrane goes, the fastener, the hip pieces, the slope, and the days on site. Material stays on the truck until you approve that page.
Cold stock, ring-shank nails, dry walking
Stock stays above 32°F when the sheet requires it. Ring-shank nails go into the deck, and we stay off the field while it is wet so the noses do not break. Cleanup is the same day the courses are set.
What the paperwork actually promises
On a qualifying job the estimate names a 5-year labor warranty and up to a 30-year material warranty before you approve. Coverage is on the units, the hips, the valleys, and the flashing we install. It is not a promise that every old piece still on the roof is covered.
