When a new standing seam roof makes sense
Shoreline homes see different weather a few blocks apart. Houses near Richmond Beach and the Innis Arden bluffs take salt air and wind off Puget Sound, while lots around Echo Lake and the Ridgecrest neighborhood sit under tall firs that drop needles and hold moisture. A new standing seam roof here needs underlayment, eave protection and venting chosen for those conditions before any panels go on. The National Weather Service forecast office tracks the rain and wind that shape how we plan the roof.
1
Building new or adding on
If you’re framing a new house, an addition or an ADU, the roof layout is easiest to get right before sheathing is finished. We plan panel runs around vents, skylights and chimneys so seams don’t land where water collects.
2
Switching from shingles to metal
Plenty of owners decide the next roof will be metal. We look at the deck, the attic venting and the roof’s pitch first, and we tell you plainly if the house needs extra prep before panels go on.
3
Getting a scope in writing
You get a written estimate that names the panel profile, the underlayment, the trim and the venting, plus the expected schedule. Nothing is ordered until you’ve read it and signed off.

New installation, replacement or repair?
Construction Elite LLC handles metal roof installation in Shoreline and across King County on new homes, additions, ADUs and garages. You can check our Washington contractor license with the WA Department of Labor & Industries license lookup.
A new install is for a new deck, an addition or a roof without an old metal system to remove. Many Shoreline houses from the 1950s and 60s are getting additions or second stories, and those tie-ins are where we spend the most planning time. Our written scope lists underlayment, panel profile, ridge vent, flashing and schedule. If an old standing seam roof has to come off first, that is full replacement; if one area is the problem, metal repair may be enough. For other roof types and services, see shingle roof replacement.
