What we look for before calling it a reroof
A worn roof is not automatically a replacement. Our crew walks the field when it is safe and checks the attic from below, because the decision usually comes down to what is happening under the shingles. The National Weather Service Seattle office tracks the long wet seasons that keep decking damp here, and that moisture is what we are really looking for.
1
Granules in the gutters, bald spots on top
When the protective granules are gone across most slopes, the asphalt underneath dries out and cracks. One bald patch can be repaired. A whole field of it cannot.
2
Stains that come back after a fix
If a ceiling stain returns after flashing or shingle repairs, water is usually traveling on wet underlayment or decking. We trace it from the attic before anyone talks about price.
3
Extra layers and a soft deck
Two roofs stacked on each other hold heat and moisture, and the fasteners for the top layer never bite properly. A deck that flexes under foot is a sign the sheathing needs attention once the old layers come off.

What a full tear-off includes on older homes
Every replacement estimate lists these items separately, so you can see what is being done and why.
Remove every existing layer down to the sheathing, including old overlays
Sheathing repair or overlay where boards are gapped, rotted, or too soft to hold nails
Underlayment and ice-and-water at eaves, valleys, and around penetrations
New drip edge and flashing at walls, chimneys, skylights, and pipe boots
Ventilation fixes such as ridge vent, soffit intake, or baffles we find blocked during tear-off
Architectural shingles fastened and vented to the manufacturer’s installation instructions
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Board sheathing, extra layers, and the deck question
Many older homes were built with plank sheathing rather than plywood. Gapped boards can still be sound, but some manufacturers want a solid deck under their shingles, so we tell you on the estimate whether the boards stay, get repaired, or get covered with new panels. If the field still has life and the problem is one valley or a few wind-lifted tabs, shingle repair is the cheaper answer and we will say so. A first roof on an addition or new framing is a different job, covered under new asphalt installation.
Construction Elite LLC is licensed and insured in Washington. You can verify our license on L&I before you sign anything. On qualifying work, the estimate spells out 5-year labor coverage and up to 30-year material coverage on eligible products.

Scheduling around rain, parking, and neighbors
Pick a dry window
We watch the forecast and only open as much roof as we can dry in the same day. Tarps stay on site in case a shower moves in early.
Plan the jobsite
Tight lots and street parking change where the dumpster sits and how debris comes down. We plan that with you before the start date, not on the morning of.
Clean up and walk through
Magnet sweep for nails, gutter check for debris, and a walk-around with photos of the finished roof and the paperwork for qualifying warranty coverage.
What the written warranty covers
Labor coverage applies to our workmanship on qualifying jobs: tear-off, underlayment, flashing, and shingle installation. Material coverage comes from the shingle manufacturer and depends on the product and how it was installed. Both are written on your estimate before you approve, with no lifetime promises.

Why homeowners choose Construction Elite LLC
People call us when they want the replacement decision made from photos and facts, not a same-day pitch. We have been based in Bothell since 2021, our crew is Master Craftsman certified, and the estimate you approve is the job we run, line by line.
- If repair still makes sense, we tell you, even when a full roof would be a bigger job for us.
- Landscaping is protected, debris is cleared daily, and the yard is magnet-swept before we leave.
