Why complex rooflines change the scope
Simple gable roofs are quick to tear off and reshingle. Homes with several roof planes take longer because each place where two planes meet is a spot where water concentrates. The National Weather Service Seattle office records the long rain seasons that put those joints to the test, which is why we spend most of the inspection on them.
1
Valleys carry the most water
A valley collects runoff from two slopes at once. Worn or cracked shingles there are often the first place a tired roof leaks, and the valley detail is usually rebuilt from the underlayment up.
2
Hips and ridges need their own caps
Hip and ridge caps are separate products from the field shingles. On a roof with many hips, those linear feet add up, so we measure them and list them on the estimate.
3
Dormers and walls are flashing jobs
Where a roof meets siding, step flashing and counter-flashing keep water out. Reusing old, bent flashing is a common shortcut. We replace it with the new roof unless it is built into masonry that needs separate work.

Line items you will see on the estimate
No single lump sum. These are the lines we price separately so two bids can actually be compared.
Tear-off and disposal by layer, with the number of layers we found
Deck repair allowance per sheet, used only if we find soft or damaged sheathing
Underlayment and ice-and-water membrane at eaves, valleys, and penetrations
Valley method (open metal or closed-cut) chosen for your pitch and debris load
Hip and ridge caps measured in linear feet
Step and counter-flashing at walls, dormers, and chimneys
Ventilation changes at the ridge and soffits, if the attic needs them
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
HOA color approvals and matching the neighborhood
Many neighborhoods have an HOA or architectural committee that approves roof colors. We can give you the manufacturer, product line, and color name in writing so you can submit it before the start date, and we will not order materials until you have the approval you need. If your roof only has damage in one area, asphalt shingle repair may be all it needs. New additions without an old roof to remove fall under new shingle installation.
Construction Elite LLC is licensed and insured in Washington, and you can check our license on L&I. On qualifying jobs, 5-year labor coverage and up to 30-year material coverage on eligible products are written into the estimate.

Our three visits: inspect, install, final check
Inspection visit
We walk the roof if it is safe, look at the attic, count layers, and measure valleys, hips, and walls. You get photos and a written estimate.
Installation days
Tear-off, deck repairs, underlayment, flashing, and shingles. We only open what can be covered by the end of the day.
Final check
We walk the finished roof and the yard with you, run a magnet over the lawn and driveway, and hand over the warranty paperwork for qualifying work.
Manufacturer coverage vs our labor coverage
Two different warranties apply to a new roof. The shingle manufacturer covers its product, for up to 30 years on eligible lines when installation follows its instructions. Our 5-year labor warranty covers the installation itself on qualifying work. Both are explained on the estimate, and neither is a lifetime promise.

Why homeowners choose Construction Elite LLC
Homeowners choose us when they want an estimate they can read. Every line shows what is being replaced and why, backed by photos from the inspection. Construction Elite LLC has worked out of Bothell since 2021 with a Master Craftsman certified crew.
- Flashing is replaced with the roof rather than reused, unless it is set into masonry that needs separate work.
- Driveways and plantings are protected, and the yard gets a magnet sweep before we leave.
