Reading the age of the panels
Three signs decide whether panels can be touched up or the system has run its course. Long wet seasons, recorded by the National Weather Service Seattle office, speed up every one of them.

The finish is chalking or fading
Run a hand across a south-facing panel. A chalky residue means the paint system is breaking down. On its own that is cosmetic, but once the finish is gone the steel underneath has nothing left protecting it.

Rust is starting at cut edges and screws
Corrosion almost always begins where the panel was cut or drilled: eaves, rakes, and around each fastener. A few spots can be treated. Red streaks along every panel end mean the metal itself is going.

Laps and penetrations keep needing sealant
If someone has been back every year to re-caulk side laps, vent pipes, or skylight curbs, the panels are moving more than the details can handle. That is usually the point where re-sealing costs more over time than replacing.
Keeping the look, or changing the panel
Most owners decide two things before anything is ordered:
Profile: matching the existing panel, or moving from exposed-fastener panels to standing seam
Color and finish: chosen from the manufacturer’s chart, with samples when your HOA needs to approve it
Trim package: ridge, eave, rake, and wall flashing made to fit the new profile
Underlayment: a high-temperature product rated for use under metal
Deck repairs: soft or stained sheathing replaced and photographed before it is covered

Skylights, vents, and other holes in the roof
Most leaks on a panel roof start at something that goes through the roof, not at the panels. On a replacement, skylight curbs get new flashing kits, pipe boots are sized for metal, and any roof-mounted equipment is planned around the panel layout before the order goes in. If the panels are sound and the trouble is one curb or seam, a targeted metal fix may be enough.
