When the repair bills stop making sense

The same seam keeps leaking
When a lap or seam has been sealed two or three times and still drips, the panels on either side have usually moved or bent. More sealant does not fix the shape of the metal.

Needles and moss are holding water
Under big trees, debris packs into the flat parts of the panels and the valleys and stays wet all winter. That is where rust starts from the top down. Once it has eaten through in several spots, cleaning is no longer enough.

Panels creak, ripple, or rattle
Popping on warm afternoons, visible waves in the flats, or panels that move under a hand often mean failed clips or fasteners. The metal is no longer held the way it was designed to be.
Where the metal meets everything else
The panels are the easy part. Most of the estimate covers the joints:
Wall and chimney flashing: new counterflashing cut into masonry or tucked behind siding
Low-slope tie-ins: where a porch or addition roof drops below the pitch metal needs
Valleys: open metal valleys sized for the debris load of the lot
Gutters and eaves: drip edge and eave trim set so water clears the fascia
Snow guards: added over entries and walkways where sliding snow is a concern

Low-slope sections and other roofing on the same house
Metal panels need a minimum pitch to drain. Many houses have a porch, dormer, or addition roof that is too flat for them, and that is often where the leaks were coming from. Those sections usually get a membrane, scoped the same way as our TPO roof repair work, and tied into the metal with matching trim. If one curb or seam is the only problem and the panels are sound, a metal roof fix may be the better spend.

Before day one
We confirm the panel color, trim profile, and delivery date, and agree on where the dumpster and panel bundles will sit.
Tear-off days
One section comes off at a time, soft decking is replaced and photographed, and underlayment goes down before we leave each night.
Panels, trim, and walk-through
Panels and flashing go on, the yard gets a magnet sweep, and we walk the roof line with you and hand over the photos.
What is covered, and by whom
The panel manufacturer covers the metal and its finish under terms that depend on the product. Our 5-year labor warranty covers the installation on qualifying work, including the flashing details. Both are written on your estimate.
