How old is the roof, really?
Paperwork helps, but the shingles tell the story. Brittle tabs that crack when lifted and granules collecting at the downspouts point to a roof near the end, whatever its age on paper.

Where is the water going?
One leak at a pipe boot is a repair. Stains in several rooms, or a leak that moves after each fix, usually means the underlayment has stopped working across a large area.

What does the attic say?
Dark or damp sheathing, rusty nail tips, and mildew on the underside of the deck tell us about moisture the shingles hide. That decides whether deck repair belongs on the estimate.
The day-by-day of a tear-off
Most homes follow the same order. Weather and roof size decide how many days each step takes.
Setup: tarps over plantings, the dumpster placed where we agreed, ladders and safety lines up
Tear-off: one section at a time, down to the deck, with debris going straight into the dumpster
Deck check: soft or damaged sheathing replaced and photographed before anything covers it
Dry-in: underlayment and ice-and-water membrane on the same day the section is opened
Shingles and flashing: drip edge, valleys, wall flashing, pipe boots, then the field and ridge
Cleanup: gutters cleared, magnet sweep of the yard and driveway, final photos

Tree cover, moss, and why north slopes wear first
Many lots here have tall firs and cedars. Shade keeps the north side damp, moss grows into the shingle edges, and that slope often fails years before the south side. Sometimes the right answer is to repair or replace one worn slope, and shingle roof repair covers that kind of work. Review the estimate
Take your time. We are happy to walk the roof photos with you again or answer questions by phone before you decide.
Approve and pick a date
Once you approve, we order materials and give you a start window. If rain moves in, we reschedule rather than leave the roof open.
Sign off at the end
We walk the job with you, hand over photos of the deck and underlayment, and provide the warranty paperwork for qualifying work.
Labor and material terms in plain words
If something we installed fails because of how we installed it, our 5-year labor warranty covers the fix on qualifying work. If the shingles themselves fail, the manufacturer’s material warranty applies, up to 30 years on eligible products. Both are written on your estimate.
