What the inspection report tells you
You get photos and notes, not a sales pitch. These three readings decide whether a roof is worth patching, and Puget Sound wind and rain, tracked by the National Weather Service Seattle office, are usually what push a borderline roof over the edge.
1
How much granule is left
We photograph the shingle surface on every slope, not just the worst one. Bare mat showing on the south and west faces while the north face still looks fine is normal, but once the asphalt is exposed across most of the field the shingles start to crack and curl fast.
2
Whether the deck still holds a nail
From the attic we probe the sheathing around vents, valleys, and the eaves. Soft spots, dark staining, or nails that spin in place mean water has been getting through for a while, and those boards get priced for replacement on the estimate.
3
How many roofs are already up there
We count layers at the eaves and rakes. A second layer added years ago hides the deck, adds weight, and voids most shingle warranties if you try to go over it again, so a layered roof is almost always a full tear-off.

Choosing the shingle and the system under it
Shingles are sold as a system now, and the pieces you never see matter as much as the color you pick:
Shingle line: architectural shingles in a few grades, priced side by side so you can compare thickness, wind rating, and warranty length
Color and heat: lighter colors run cooler in summer, darker ones hide moss staining longer under trees
Starter and ridge: the manufacturer’s own starter strip and ridge caps, which the material warranty usually requires
Underlayment and ice barrier: synthetic felt over the field, self-sealing membrane at eaves, valleys, and around skylights
Metal details: new drip edge, step flashing, and pipe boots so the old metal does not become the weak spot
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Tight lots, steep driveways, and keeping the yard clean
A lot of homes here sit close to the neighbors or up a steep drive, so we plan where the dumpster goes and how debris comes off the roof before day one. Tarps go over plants and siding, chutes or catch tarps keep old shingles out of the beds, and a magnet sweep runs every evening. If only one slope is failing and the rest has life left, shingle roof repair may be the smarter spend, and new additions with nothing to tear off are quoted as new shingle installation.

How the job runs once you say yes
Permit and materials
We pull the permit where the city requires one and confirm the shingle line and color with you before anything is ordered.
Tear-off and dry-in
Old layers come off in sections, bad decking gets replaced, and underlayment goes down the same day so the house is never left open.
Install, clean, and report
Shingles, flashing, and ridge go on, the yard gets swept, and you get photos of the deck and underlayment before they were covered.
Warranty, in plain terms
On qualifying work our crew backs the labor for 5 years, so if a detail we installed fails, we come back and fix it. The shingle maker covers the product, up to 30 years on eligible lines. Your estimate spells out both before you approve anything.

Why homeowners choose Construction Elite LLC
The person who climbs your roof for the inspection works on the crew that installs it, so the estimate reflects what we actually saw. We are Master Craftsman certified and have worked out of Bothell since 2021.
- You get a photo report with the estimate, so you can check our reasoning before you decide.
- Bad decking is priced per sheet up front, not discovered as a surprise on the final bill.
