Three things older houses hide under the shingles
None of these show from the street, which is why we look from the attic as well as the roof. Long wet winters tracked by the National Weather Service Seattle office make each one matter more.
1
A pitch close to the minimum
Low-slope sections drain slowly, so water backs up under shingles in heavy rain. We measure the pitch on every plane and, where it is low, add the extra underlayment the maker requires or switch that section to membrane.
2
Board decking with gaps
Older roofs were often nailed to wide boards instead of plywood. Gaps between boards do not hold nails well, so we price new sheathing over or in place of the boards when needed.
3
Not enough attic airflow
Many ramblers have a couple of small vents and blocked soffits. Without airflow, moisture condenses under the deck in winter. We plan intake and exhaust as part of the new roof.

What a mid-century reroof usually includes
Each of these shows up as its own line, so you can see the cost before deciding:
New sheathing: plywood over old boards where they cannot hold a nail pattern
Low-slope underlayment: extra layers or self-sealing membrane on planes near the minimum pitch
Soffit and ridge vents: added or opened up so the attic can breathe
Chimney and skylight flashing: new metal at older chimneys and skylights added in past remodels
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Buying an older house, or only fixing part of one?
If you are about to buy, a pre-purchase roof check tells you what the roof will need before you close. If only one slope is failing, a shingle repair may get you a few more years, and an addition with no old roof is quoted as new shingle installation.
We are a licensed and insured Washington contractor, and our record is public on the L&I license lookup.

How the job goes
Roof and attic check
We measure the pitch, look at the deck from the attic, and count the vents.
Estimate
Sheathing, underlayment, venting, and flashing each get their own line, with photos.
Tear-off and new roof
One section at a time, dried in daily, then a magnet sweep and photos of the finished work.
Coverage on the new roof
The shingle maker covers the product, up to 30 years on eligible lines, when it is installed to their pitch and venting rules. Our crew backs the labor for 5 years on qualifying work. Both are written on your estimate.
5
Year labor warranty
30
Year material warranty
