Three things that usually end a roof’s life
Age alone rarely tells the whole story. These are the patterns we look for before recommending a full replacement, and the wet, windy winters tracked by the National Weather Service Seattle office speed up all three.
1
Wind keeps lifting the same tabs
Once the sealant strips under the shingles stop holding, every storm peels a few more. Replacing tabs one at a time stops making sense when they let go across the whole slope.
2
The moisture is coming from below
Frost on the nail tips, dark sheathing, or a musty attic usually points to poor ventilation. Shingles cooked and soaked from underneath wear out early, and a new roof over the same airflow problem will too.
3
Patches no longer hold
If the roof has been repaired several times and leaks keep moving, the underlayment has usually given up. At that point the money is better spent on a tear-off than another patch.

What changes on the new roof besides the shingles
The shingles are the part you see. These are the parts that decide whether the roof stays dry:
Ventilation: intake at the soffits and exhaust at the ridge, sized so the attic can breathe
Underlayment: synthetic underlayment across the field, ice-and-water membrane at eaves and valleys
Flashing: new step and wall flashing, chimney flashing, and drip edge instead of reused metal
Pipe boots and vents: replaced, since old rubber boots are a common leak source
Deck: soft or delaminated sheathing replaced and photographed before it is covered
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Ventilation: the part of a reroof most people never see
An attic that cannot exhaust warm, damp air will rot sheathing and age shingles from underneath, no matter how good the shingles are. During tear-off we check that the soffit vents are actually open, not painted over or blocked by insulation, and we match ridge exhaust to the intake. If only one slope is worn and the rest has years left, shingle roof repair may be the better call, and roofs on new additions with nothing to tear off fall under new shingle installation.

Planning the week of your reroof
Pick a dry window
We watch the forecast with you and open only as much roof as we can dry in the same day.
Clear the driveway
The dumpster or trailer needs a spot near the house. We agree on it before day one and protect the driveway surface under it.
Final walk and photos
At the end we walk the roof and yard with you and send photos of the deck, underlayment, and ventilation before they were covered.
Who stands behind what
Our 5-year labor warranty covers installation on qualifying work: if a flashing detail or fastening we did fails, we come back and fix it. The shingle manufacturer covers the materials, up to 30 years on eligible products. Both terms are spelled out on the estimate.

Why homeowners choose Construction Elite LLC
We would rather tell you a repair will do than sell a roof you do not need. When replacement is the right call, the people who inspect your attic are part of the crew that installs the roof. Our crew is Master Craftsman certified and has worked out of Bothell since 2021.
- Ventilation is checked and corrected as part of the job, not sold as an add-on afterward.
- Every hidden layer is photographed before it is covered, so you can see what you paid for.
