Panels, fasteners, or the whole system?
Some of these problems are a repair. Others mean the system has reached the end of its life. Our crew looks at three things before recommending a tear-off, and the National Weather Service Seattle office records the wind and long wet seasons that test every one of them.

Exposed fasteners backing out
On screw-down panels, the rubber washers under each screw dry out and the screws loosen as the metal expands and contracts. A few can be replaced. Hundreds of them across the roof is a sign the panel system is done.

Seams and clips that have moved
Standing seam panels are held by clips that let the metal move. When clips fail or seams open, water gets in at the laps. We check how widespread it is before talking about panels.

Underlayment that has given up
Metal sheds water, but the underlayment below is the backup. Stains on the deck or soft sheathing near the eaves usually mean that backup has failed, and it cannot be fixed without lifting the panels.

Exposed-fastener panels vs standing seam
Screw-down panels cost less up front, but every screw goes through the metal and needs attention over time. Standing seam hides its fasteners under the seam and lets the panels expand and contract on clips. When a screw-down roof needs replacing, many owners ask whether to switch, and we lay out both options on the estimate. If the panels are sound and the issue is one seam or a curb, metal repair is the better call. How a metal tear-off runs
Measure and document
We photograph seams, fasteners, flashing, and the attic side of the deck, and measure panel runs so the order is right the first time.
Order and stage
Panels are often made to length, so the schedule depends on delivery. We confirm dates with you once the order is placed.
Remove, dry in, install
Old panels come off in sections, the deck is repaired and dried in the same day, and new panels, trim, and flashing go on. Cleanup includes a magnet sweep for screws and offcuts.
Coverage on panels and on our labor
Panel and finish coverage comes from the manufacturer and depends on the product. Our 5-year labor warranty applies to installation on qualifying work. Both are written on your estimate, and neither is a lifetime promise.
