Leak or condensation? Sorting it out first
Getting this wrong is the most expensive mistake on a metal job. We check three things before recommending new panels. The cold, damp months recorded by the National Weather Service Seattle office are when both problems show up.
1
Drips on dry, cold mornings
Water that appears with no rain usually comes from condensation on the underside of the panels. That points to missing or failed underlayment and poor venting, which new panels alone will not cure.
2
Stains that follow storms
Wet spots that show up after wind-driven rain and dry out in between are true leaks. We trace them to seams, fasteners, or flashing to see whether they are isolated or spread across the roof.
3
Rust on the underside
From the attic we look at the back of the panels and the fastener tips. Rust there means moisture has been sitting on the steel for years, and the panels are usually near the end.

Specs worth deciding up front
Two metal roofs can look alike and perform very differently. These choices go on the estimate:
Steel gauge: thicker panels resist dents from falling branches and span better
Panel width and rib height: narrower panels lie flatter and show less waviness
Finish: paint systems differ in how well they hold color, and the warranty follows the finish
Underlayment: a high-temperature product made for use under metal
Fasteners and clips: matched to the panel, so expansion does not loosen them
For non-urgent inspections or planned work, see roof inspection & estimate or contact us to schedule at a time that works for you.
Ventilation under steel panels
Steel does not breathe, so the attic has to do it. On every replacement we confirm the soffit intake is open and add ridge or high exhaust to match it. That keeps winter moisture from condensing on the new panels. If the panels are still sound and only one seam or curb leaks, a metal roof fix is usually enough.
If you are not sold on metal, we can price the alternatives side by side: a Brava Spanish S-tile roof for a tile look without the weight, or a new shingle installation. Construction Elite LLC is licensed and insured in Washington; you can look up our license on L&I.

What to expect on site
Delivery
Panels arrive cut to length and are staged where they will not block your driveway or garage.
Removal and dry-in
Old panels and underlayment come off in sections, and the deck is covered again before the end of each day.
Install and inspection
Panels, trim, and vents go on. We photograph every layer and walk the job with you before the final cleanup.
Warranty paperwork you keep
You get the manufacturer’s panel and finish warranty for the product you chose, plus our 5-year labor warranty on qualifying installation work. Both are spelled out on the estimate and in the closing paperwork.
5
Year labor warranty
